Cabbagetown and downtown homes sell for under $400k in Toronto

While Toronto homes are generally expensive (the average home price was $1,089,918 in September), prices have come down from the white-hot highs of the pandemic and some properties are selling for well under $1 million.

In fact, some are selling for under $400,000.

Last month, five properties in some of the city’s most bustling and attractive neighbourhoods sold for significantly less than what’s typical in Canada’s biggest city–including homes in Cabbagetown and the downtown core. 

Here’s a look at five of the most affordable homes that changed hands last month, courtesy of real estate website and brokerage Zooocasa:


1711-40 Homewood Ave.

It’s hard to believe that you can find condos in the $200,000-range, but this Cabbagetown unit with incredible views of the city just sold for $295,000 after being listed at $299,900. Small but stylish, the studio unit, which boasts one bathroom and a private balcony, offers a cozy kitchen with built-in shelving and ample closet space. The building itself also offers a range of amenities, including guest suites, a gym, a pool, a party room and more. 


603-180 Fairview Mall Dr.

This North York condo just sold for $323,000 after being listed for $299,900. Also a studio, this Don Valley Village-area unit boasts one bathroom, a private balcony, a stylish kitchen and proximity to Fairview Mall, the Don Mills subway station and major highways. The building offers a range of amenities, including a gym, yoga room, media room, party room, guest parking, and more. 


2505-8 Colborne St.

A studio unit that offers some separation between the bedroom area and living space, this 433-square-foot one-bedroom, one-bathroom unit, located close to the downtown core, recently sold for $340,000 after being listed for $375,000. The west-facing unit offers views of the CN Tower from its large windows, as well as proximity to Union Station, the St. Lawrence Market and the Financial District. 


526-90 Glen Everest Rd.

This one-bedroom, one-bathroom Birchcliff-area condo, located right at Kingston Road and Danforth Ave., recently sold for $350,000. The unit spans 473 square feet and offers an open-concept layout, nine-foot smooth ceilings, laminate flooring, floor-to-ceiling windows, a modern kitchen, a spacious walk-in closet and more. The building is close to transit, shops, restaurants and the Scarborough Bluffs. 


310-170 Fort York Blvd.

Another downtown condo, this one-bedroom, one-bathroom unit on Fort York Blvd., just sold for $357,000 after being listed for $380,000. This open-concept suite offers floor-to-ceiling windows, laminate flooring, a stylish kitchen and bathroom, a bright bedroom and a storage locker. The building is close to shops, transit, restaurants, parks and the city’s bustling Entertainment District.
